Increderea tot mai mare in piata locala si perspectivele economice optimiste in urma aderarii la Uniunea Europeana au determinat cresterea fara precedent a investitilor in ultimul an.

Increderea tot mai mare in piata locala si perspectivele economice optimiste in urma aderarii la Uniunea Europeana au determinat cresterea fara precedent a investitilor in ultimul an.
Valoarea tranzactiilor imobiliare a ajuns la 740 milioane euro la sfarsitul anului trecut, potrivit unui raport al companiei de servicii imobiliare CB Richard Ellis (CBRE).
Cel mai interesant segment de piata a fost cel al birourilor, care a primit investitii in valoare de 382 milioane euro, in timp ce volumul tranzactiilor de pe segmentul spatiilor comerciale a atins aproximativ 285 milioane euro.

Segmentele industrial si rezidential au cunoscut cea mai lenta activitate, cu tranzactii de investitii de aproximativ 43 milioane de euro. Ca alternativa, a crescut interesul si pentru piata hotelurilor si se va mentine la cote ridicate in urmatoarea perioada, ca urmare a lipsei proprietatilor de calitate pe celelalte segmente ale pietei. Pe parcursul anului 2006 a fost incheiata o singura tranzactie in domeniul hotelurilor, in valoare de aproximativ 29,5 milioane de euro.

Datorita cresterii activitatii pe celelalte segmente ale pietei, proportia investitilor in birouri a scazut, acestea reprezentand numai 51% din totalul investitilor pe toate segmentele pietei, ceea ce reprezinta o scadere cu 30 puncte procentuale fata de anul 2005. Au fost tranzactionati aproximativ 187.000 mp, totalizand 15,5% din stocul total de birouri. Cele mai mari tranzactii cu cladiri de birouri incheiate in semestrul 2 din 2006 au fost achizitionarea de catre Immoeast a proiectului Victoria Park pentru 60 milioane de euro si vanzarea primelor doua cladiri din Sema Parc catre fondul austriac Europolis.

In 2006 piata spatiilor comerciale a fost al doilea segment ca performanta din punct de vedere al valorii tranzactiilor, cu 3 proiecte tranzactionate pentru 285 milioane euro. Ca termen de comparatie, pe tot parcursul anului 2005 a fost incheiata o singura tranzactie de investitii cu spatii comerciale, in valoare de 3,5 milioane euro. Cea mai mare astfel de tranzactie incheiata pana in prezent pe piata romaneasca este cumpararea inainte de finalizarea lucrarilor a proiectului Sun Plaza de catre Sparkassen Immobilien AG, pentru aproximativ 150 milioane euro.

Alte tranzactii importante au fost cumpararea City Mall de catre UKA/ APN Group pentru suma totala de 103,3 milioane Euro si achizitionarea de catre Equest Balkan Properties a proiectului Vitantis Retail Park pentru aproximativ 31 milioane euro. Pe piata spatiilor comerciale randamentele se situeaza intre 7,5-9%, in functie de tipul proiectului.

Investitiile in alte tipuri de proprietati au totalizat aproximativ 73 milioane Euro. Au demarat investitiile in hoteluri, cererea pentru acestea crescand semnificativ pe parcursul anului 2006. Lantul hotelier francez Accor a vandut Hotel Novotel companiei Sparkassen Immobilien AG, pentru 29,5 milioane Euro, Accor pastrand pozitia de operator al hotelului. Pe segmentul spatiilor industriale activitatea de investitii a avut un ritm scazut, cu numai 2 tranzactii incheiate in prima jumatate a lui 2006, care au adus un aport de capital de 19 milioane euro.

Piata rezidentiala devine din ce in ce mai activa, cu numeroase proiecte aflate in constructie sau in stadiu avansat de obtinere a autorizatiilor, cu potential pentru investitori. Rom Canada Group a vandut proiectul rezidential West Park companiei BSR Europe pentru suma totala de 14 milioane euro, in timp ce Charlemagne Capital a achizitionat 50% din proiectul rezidential Asmita Gardens.

“Romania va ramane una dintre cele mai cautate piete din Europa Centrala si de Est, atat pentru investitorii institutionali, cat si pentru cei privati. Fondurile de investitii vor activa pe piata locala in calitate de cumparatori, dar si de co-developeri. Dezvoltatorii vor deveni tot mai interesati de astfel de parteneriate, deoarece leasing-ul imobiliar nu finanteaza proiectele de mari dimensiuni, iar creditele bancare sunt inca scumpe”, se arata in studiul CBRE.

Pe piata se va inregistra o crestere a numarului tranzactiilor cu proiecte inainte de finalizarea lucrarilor, in defavoarea celor cu cladiri finalizate, investitorii urmarind sa isi asigure randamente cat mai bune, in timp ce preturile sunt in continua crestere. “Ca urmare a scaderii randamentelor si dezvoltarii pietei, fondurile private cu risc redus si fondurile institutionale vor investi tot mai mult pe piata romaneasca, urmand sa detina portofolii tot mai mari si mai diversificate”, conchid analistii CBRE.

With energy saving certificates becoming compulsory in commercial property and the pending energy efficient requirements for planning permission of new buildings, the Frankfurter Allgemeine Zeitung asked how the legislation will affect the value of commercial property.

Break-down of results:

52%: Devaluing of energy-inefficient buildings.
26%: The market price of energy-inefficient buildings will decrease.
13%: No noticeable effects, in that energy costs are only a small part of the overall costs.
10%: Consequences will only take effect in the long term.

This prize, an impressive green sculpture by Dutch artist David Veldhoen, will honour the project developer who has been shown to deserve it through his/her consistent, strategic focus, particularly on sustainability and ecological compatibility. The jury will consist of four notable experts on sustainability: Anna Braune, President of the Green Thinker Jury and Director of the Green Building Council, Germany; Louise Ellison, Research director of the Investment Property Forum, UK; Jack de Leeuw, Board member of the Green Building Council, the Netherlands and Prof. Graeme Newell, Professor at the School of Economics and Finance at University of Western Sydney, Australia.
However, the award not only honours the “Green Thinkers” of the European real estate market, but brings together successful “green” strategies of the leading project developers and showcases the best green pioneer approaches.

Langa orasul Balcic din Bulgaria, s-a construit complexul de lux Lighthouse Golf Resort & Spa, pe o suprafata de un kilometru patrat ce cuprinde un teren de golf de 18 cupe, un hotel de cinci stele cu cateva piscine, atat descoperite cat si acoperite, un centru de spa, terenuri de tenis, restaurante si cateva zone cu magazine. Pentru a se marca terminarea constructiei, ieri a inceput turneul Mercedes-Benz Open, la care participa 80 de jucatori de golf din Bulgaria si alte tari. Terenul de golf este asezat langa o faleza, mai exact pe un platou cu vedere directa la Marea Neagra. Este vorba despre aceeasi mare la care are iesire si Romania, numai ca la noi complexurile de acest gen inca nu s-au deschis, turistii din segmentul premium high-end neavand ce sa faca pe litoralul romanesc. Intre timp, hotelierii romani se bucura la numarul mare de turisti care se cazeaza la doua sau trei stele si asteapta sa-si rotunjeasca veniturile prin programe precum “Litoralul pentru toti”, destinate publicului low-end.

Plans for a railway that would link the Middle East to Europe, via Turkey, were revealed by the Turkish Ambassador to Bahrain earlier this week.

Speaking after the King of Bahrain’s official visit to Turkey, Ambassador Osman Haldun said that the GCC-Turkey rail link would likely materialise “in the next five to six years”, according to an interview with the Gulf News.

Osman suggested that once a link was established between Turkey and the greater Middle East, connection to Europe would be a formality.

Under the proposal, half of the project would be carried out by Saudi Arabia while the rest would be handled by the other GCC states.

One of the suggestions is to set up a link from Oman, going on to the UAE, Bahrain, Qatar, Saudi Arabia, Kuwait, Iraq and then to Turkey.

Another is that the network would start from Oman and go on to the UAE, through Bahrain, Qatar, Saudi Arabia, Jordan, Syria and Turkey.

“This is the future and once it happens, it would become extremely easy to move a large number of people between these two diverse parts of the world,” Haldun added. “Looking at the world scenario now, we feel there will be a need for such a link very soon.”

The Turkish ambassador said that “huge interest” was generated in the project after the King of Bahrain proposed the idea on his visit to the country and suggested that the easiest and most direct route would be through Iraq or Syria, however,

“I do not see Iraq being a very favorable option at the moment, but a few years down the line, it could be the shortest connection,” he added.
